Most of these trace back to substrate prep that was rushed or skipped: the wrong adhesive for the tile type, no waterproofing membrane under a wet-area floor, or grout applied over a surface that wasn't fully cured. Tap the tile gently with a coin or the handle of a screwdriver. A solid tile gives a sharp, dense sound; a hollow or debonded tile sounds dull and hollow, because the adhesive underneath has failed and the tile is no longer bonded to the substrate. Hollow tiles near wet areas or high-traffic paths should be addressed before they crack or lift, since a debonded tile can shift underfoot.
Sometimes, if the existing tiles are sound, well-bonded, and level, with no hollow or cracked areas. We check the old floor on site first -- any loose, hollow, or uneven tiles need to come up before new tiles go down, since laying over a compromised substrate just carries the problem into the new floor. Height clearance at doorways and thresholds also needs checking before tiling over an existing floor.
Epoxy grout is the better choice for showers, wet-area floors, and kitchen splashbacks. It's non-porous, resists staining and mould far better than standard cement-based grout, and holds up to constant moisture without discolouring. Cement grout is fine for dry areas like living rooms and hallways, but in wet zones it tends to darken and grow mould within a year or two.
Black or dark grout lines are almost always mould or mildew growing in porous cement grout that's stayed damp -- common in bathrooms with poor ventilation or standing water from a floor that doesn't drain properly. Cleaning removes the surface staining temporarily, but if the floor doesn't fall correctly to the drain, or the grout was never sealed, it returns. Replacing the grout with epoxy, or resealing cement grout, along with correcting the floor fall where needed, solves it at the source.
A standard bathroom typically takes a day for regrouting -- removing the old grout, cleaning the joints, and applying new grout, plus curing time before the area gets wet again. Full retiling, where tiles are removed and relaid, takes longer and depends on the size of the area and whether waterproofing needs redoing underneath.
We do our best to source a matching tile for isolated repairs, but exact matches aren't always possible once a tile range has been discontinued or the existing tiles have weathered slightly in colour. We'll flag this during the site survey so you can decide between a close match, a contrasting accent, or full retiling of the affected area if an exact match matters to you.
This usually means the floor wasn't laid with the correct fall -- a slight, consistent slope toward the drain -- during the original installation. It's a common issue in balconies, bathrooms, and pool surrounds when tiling is rushed or the screed underneath wasn't properly leveled to a fall. Fixing it means relaying the affected area with the correct slope; regrouting alone won't resolve standing water.
